&lt;p&gt;I'm an optimist by nature, so a bit biased, but occasional deals like this signal to me that the Eugene housing market is stable or growing, albeit slowly. If that weren't the case, this wouldn't seem like such a good deal.&lt;/p&gt;

&lt;p&gt;Baby boomers seem to be escaping large metro areas as they retire. The Oregon mystique? Going back to the commune? It would be interesting to dig up some numbers there, although we might need to wait for the 2010 census.&lt;/p&gt;
